A new HVAC unit can last from 12 to 15 years with proper maintenance, but without it, you could quickly find yourself paying too much for HVAC systems that are far less efficient than they should be. Regular HVAC repair is key, but what's the best way to go about it?

Air conditioner tune ups usually cost anywhere from $70 to $100 depending on the company, but many HVAC contractors offer maintenance agreements that may save you money in the long run.

A maintenance agreement means that, rather than pay for each visit from your HVAC specialist, you can pay a fixed annual fee for a number of guaranteed HVAC services. Most consist of simple checkups and tune ups of your system at the beginning of summer and winter, and some include the cost of parts or service for any problems that may come up. Some plans even include emergency air conditioning repair and other emergency services.

More services will cost you more money and usually plans range from $150 to $500 depending on the services included. For brand new systems still under warranty, this cost may not be worth it right away, since major repairs will usually be covered. You may also want to rethink a repair contract if you go five years without needing a major repair.

However, regular tune ups can save you money by increasing your energy efficiency. Improper installation can cost you 30% more in energy, and clogged filters and leaky ducts can disperse the hot or cool air you're paying for before you even benefit from it. A dirty HVAC filter can also spread dust and allergens through your home.
